Terms & conditions
Admission to the apartments implies acceptance and full compliance with the following regulations. By confirming the reservation, the guest declares to know and unconditionally accept these internal regulations for the use of the apartments. The person accepting is personally responsible for compliance, including for accompanying persons.
Delivery of the Property upon Arrival
The handover of the property is scheduled between 4:00 p.m. and 6:00 p.m. on the date of arrival. For any delays, please kindly contact us in advance.
Return of Keys on Departure
The apartment must be vacated by 10:00 a.m. on the day of departure, in the same condition as upon arrival — tidy and clean.
Allowable Number of Guests per Apartment
The number of guests may in no case exceed the number of available beds.
Water, Electricity and Gas Consumption
All apartments are delivered in perfect sanitary condition, fully furnished and equipped with a gas stove, hot and cold running water, and 220-volt electricity. Water, electricity and gas consumption are included in the agreed rental price. Use of personal electric stoves or heaters is not permitted.
Included in the Price
Initial cleaning, dishes, blankets, mattress covers, pillows, and household cleaning utensils.
Subletting
Subletting the property to third parties is strictly prohibited and will result in immediate termination of the rental agreement.
It is strictly forbidden to smoke inside the apartment.
Reservations
Reservations are considered valid only after submitting the online form at www.casa-vacanze-palinuro.it and confirming the bank transfer payment as indicated in the confirmation email.
Balance and Costs
The total balance of the booked stay, including any additional charges, must be paid prior to arrival by bank transfer or credit card. Guests are kindly requested to call at least two days before arrival to arrange the meeting. The security deposit will be returned at the end of the stay after verification of the apartment and deduction of any damages.
Length of Stay
The minimum rental duration varies depending on the apartment and the booking period. Any changes in arrival or departure times must be agreed in advance with Casa Vacanze Rosy. No refund is granted for early departure or delayed arrival.
Number of Guests
The number of occupants may not exceed the number declared at the time of booking. The owner reserves the right to deny access to additional persons.
Property Equipment
Guests agree to take good care of the apartment and all its equipment (dishes, refrigerator, mattresses, etc.). Any breakage or damage must be compensated at list price. A security deposit of EUR 150, communicated at the time of booking, will be required as a guarantee.
The apartments are equipped with all necessary items for the number of people they can accommodate. Guests must check all equipment upon arrival and report any malfunctions within 24 hours. Complaints received after departure cannot be considered.
Guests with special equipment needs should specify them on the reservation form, and requests will be accommodated whenever possible.
Property Cleaning and Waste Disposal
Garbage must be separated into plastic, glass, paper, organic waste, and other types. Guests are responsible for proper sorting and disposal according to the collection schedule provided in the apartment. Failure to remove all garbage before departure will result in a €50 deduction from the security deposit.
The apartment must be left tidy. Guests are required to wash dishes, empty bins, and restore any moved furniture. Failure to clean the kitchen or floor will incur a €50 penalty.
Refusal or Rejection of the Customer
Casa Vacanze Rosy or its representative may access the property for necessary maintenance. Guests may be denied access if there are discrepancies between documents, missing payments, or unauthorized persons. Improper or disrespectful behavior may result in immediate removal without refund.
Cars and Parking
One parking space is included for the apartments of Casa nel Verde (Via Pontevaliante 7, Palinuro). Only one parking space per apartment is allowed. Casa Vacanze Rosy reserves the right to charge €10 per day for unauthorized additional vehicles, deducted from the deposit at the end of the stay.
Cancellations and Changes
In case of cancellation by the guest, the deposit is non-refundable. The booking may be transferred to another person by written notice via email. Changes to the accommodation period are treated as cancellations and do not entitle the guest to a refund of the deposit. If guests fail to arrive within 24 hours without prior notice, the reservation will be considered canceled.
Jurisdiction
For any dispute or controversy, the court of Vallo della Lucania shall have exclusive jurisdiction.
